Installation of new smoke alarm carbon combo units on each floor of the home. Devices are currently close to replacement age and beginning to fail. Installation of new dedicated circuit for EV charger due to current wiring and breaker being incorrect for current set up. Currently EV is charging at 48 amps which require appropriate wiring for SEU and a 60 amp breaker. Wiring is ran in 8/2 Romex on a 50 amp breaker which is not legal and has the possibility of over heating. Installation of a whole home surge protector to further protect home appliances and panel from harmful voltage spikes.

Installation of new ceiling fixture located in the dining room replacing a fan. Currently the switch bank houses one turn dial for the fan motor and one switch for the light. We would replace one switch with a dimmer to accommodate new fixture install. Installation of new two pole breakers (2) to replace 4 circuits that shared neutrals. It’s required to have a common throw handle for those shared neutral circuits.

For todays visit i came out to find a solution on fixing the power loss issues in the garage and look at other plugs that were beginning to fail. The panel was original to the home with a 200 amp CH split bus with many panel violations such as double tapped neutrals and over heating neutral circuits. I brought these to the attention to the home owner and recommended on replacement. I also checked the devices health out and saw that the devices were original to the home and the plugs were beginning to fail and drop the appliance cords when plugged in. Currently customer would like just a quote and then if deciding to move forward customer will reach out to schedule.

Arrived onsite and was shown to the back GFCI which he explained framers were using it and upon one of them plugging a saw into it, it burnt the GFCI out and would no longer reset. It was on a dedicated circuit on the other side of the panel son we replaced that GFCI and the in use cover, and i also discussed surge protection which we went ahead and installed as well. Tested and verified everything working. Replace bad outdoor GFCI and in use cover Install whole home surge protection

We installed a new 50 amp breaker to control the charger as it is only rated for 40 A. We installed a new 6/3 SEU copper line and installed a whole home surge protector inside the main panel.

Arrived onsite to do a whole home safety inspection. Started outside, and came in and we worked our way from the bottom floor up. I went back to the panel last, to take my pictures, do my thermal scan, and checkout the grounding and bonding on the house. The only safety concerns I ran into were all the devices in the home were rather old and should be replaces( are also backstabbed) , and the 3 smoke carbon detectors currently in the home have been there since it was built. I Removed and replaced original smoke detectors to new smoke/carbon combination detectors in all 3 locations. All 3 combo detectors got removed and replaced and are all verified working now. I am also going to email a quote for the Re-Deviceing of the home as well via her request because she mentioned addressing it end of this year, beginning of next.

The customer originally called to add a outlet in his downstairs office area for multiple printers after checking the receptacle in the garage which was a dedicated 20 amp circuit I explain to the customer we would have to trench open the wall of the garage then drill through the studs for our 12–2 wire then fish down the wall and install a old work box and then install a tamper resistant duplex receptacle in the office I also mentioned and brought up the fact the customer does not have a whole home surge protector and these Or not only mandatory nowadays for new construction as of 2020 national electric code they are a fantastic idea to protect your homes electronics and your homes utilities from potential power surges.

While on-site we installed a vortex whole home surge protector inside the main panel.

The customers originally called because they are selling their home and they were experiencing an issue with the three-way switch controlling the kitchen lights they also said they had a burning smell coming from one of the switches after investigating the issue I found with the internal parts on the three-way switch was burning up so is my recommendation that we change that switch but since it is part of the freeway system it would be smart to change the other switch as well as the customer agreed so we replaced both a three-way switches and hooking the wires around three way switches clamping down the wire and tighten down the screw to ensure the best and safest possible connection Customer also had customer supplied smoke alarms and carbon monoxide smoke alarm combos to be put up throughout the home they had one in each bedroom upstairs and carbons one on every floor so we removed and replaced all those we also cut all the wires back and re-spliced everything due to the fact that t

Installation of new hardwired sealed 10 year smoke detectors located on each floor and one inside of every bedroom. Units total three carbon monoxide detectors and three smoke detectors. Installation of three ceiling fans in each bedroom on the second floor. Primary bedroom ceiling is 12-16 and the other bedrooms are between 8-10 foot. Installation of two-pole 15 amp breakers to accommodate shared neutral circuits (three). Install whole home surge protector. Whole home surge protector adds protection in main panel from any voltage spikes and also provides protection to home appliances.

Customer originally called due to the top floor bathroom had a leak and it traveled down the floors into customers lighting. I examined the lights and turned the power back on after i determined the lights were safe. We went to the third-floor and I saw that there was a bathroom exhaust fan that was in the pathway of where the water was leaking since the bathroom exhaust fan has a motor in it and has been exposed to water it is my recommendation that that bathroom exhaust fan is removed and replaced I also noticed there was no search protection in the home the home was built recently and has arc fault protection and GFCI protection smoke detectors and is up to current code the panel itself looks great without any recommendations on anything to fix inside panel.

The main panel was located in the far left Front corner of the garage and the new kitchenette and bathroom are located in the back right corner of the basement. The circuits would be roughly 90 ft apiece. Customer is also installing a range in the kitchenette in which we would need to run a 240 V 50 amp circuit. There would Total of 4120 V circuits ran down to the basement. We would also need to install new lighting in the bathroom as well as the bathroom exhaust fan in which we would be venting out. Customers also microwave in the kitchen and requested us To install the venting. We would be installing two new wafer style recessed lights in the bathroom on their own switches as well. All new circuits would be ark faulted as well as GFCI protected.

I was originally called out here to examine the microwave due to the fact that the tenant smelled a burning odor when the microwave was in use. I examined the microwave and saw that it is a insert microwave and the plug is behind it in the cabinet so i was unable to check the electric. But i had the tenet turn the microwave on and I immediately smelled a burning Oder too. This was coming from the microwave itself. This is not an electrical issue but a appliance issue. The landlord mentioned some thing about the stove which is directly underneath of the microwave but the microwave is a 120 V circuit and the stove is a 240 V circuit these are two completely different circuits I went to turn the microwave off but it appears that the microwave is not a Labeled on the electrical panel and it is not a dedicated circuit most likely it is tied to the kitchen countertops so I did not turn off any electrical breakers I did however stress to the tenant do not use the microwave whatsoever as
