Move-In Inspection & Electrical Safety Improvements
We arrived onsite to review the homeowner’s original move-in inspection report and carefully went through it item by item. We provided two clear paths forward: one option covering the items that could and should be handled immediately, and a separate proposal to upgrade and clean up the entire electrical system by converting the home to 400-amp service. This upgrade would include replacing the main panel, installing a secondary main panel, and properly splitting the electrical load between both panels for improved performance and future capacity. The homeowner plans to review the panel upgrade proposal with her husband before making a decision.
In the meantime, we completed several important safety upgrades that same day. We added proper bonding to the hot water heater, replaced all exterior outlets and in-use covers, and installed three new bathroom GFCIs to replace units that were outdated or no longer functioning correctly.
We also corrected open-air splices in the attic, installed blank plates on any exposed boxes, and secured a 1900 box in the back room. Overall, the home is now safer, more compliant, and in much better shape electrically, with a clear plan in place for future improvements.
$89 Electrical Inspection & Safety Findings
We arrived onsite after the homeowner asked what our $89 electrical inspection would include. We explained the process and performed a full top-to-bottom inspection, with one technician starting upstairs while the other evaluated the electrical panel.
During the inspection, we found a few important safety concerns: the hot water heater lacked proper bonding, there were two multi-feed breakers in the panel that need to be corrected and moved to properly sized two-pole breakers, the home did not have whole-home surge protection installed, and all of the smoke detectors were outdated and only smoke-only units. On the positive side, the general condition of the devices throughout the home and the main panel itself looked solid.
We reviewed our findings, discussed recommended upgrades, and even requested a same-day discount on her behalf, which was approved. Ultimately, she decided to hold off and review everything further. We confirmed that pricing is valid for 30 days and sent the full inspection report to her email so she can make an informed decision moving forward.
RV Plug & Backyard Lighting Consultation
We arrived onsite and were shown where the homeowner would like to install a 30-amp RV plug. We discussed a few installation options based on the panel location, distance, and overall setup, and he asked that we email the different options over so he can review them.
While we were there, he also asked about adding a light on the back porch near his spa area to improve visibility and ambiance. We created a separate option for that addition as well.
He now has clear pricing and installation paths for both projects and can decide what works best for his plans moving forward.

Replace customer supplied fan in living room and replace receptacle and switch by kitchen sink. Called out today to install a customer supplied light and investigate lights in the kitchen that were flickering. When I arrived, customer showed me to the kitchen, a switch controlled the light above the sink and 4 fluorescent lights above the cabinets, providing accent lighting. I saw that these lights were plugged into a receptacle on the top of the cabinets. Due to the age, the ballasts are starting to fail, causing the flickering. I recommended replacing the fixtures, but the customer just wanted me to unplug them, as they don’t need to use them. Opening up the switch bank, I pulled the switches out, and power to the light immediately turned off. This told me that the switch was broken internally, and needed to be replaced, along with the receptacle in the bank. Continuing with my safety assessment at the panel, I saw that the main panel is original to the home, a Bryant 200 amp panel

For this job, we came out to assess an exterior GFCI that would not reset. The GFCI was getting power, however, was older and not weather resistant. I replaced with WRTR GFCI and new in use cover, good to go.
