Arrived onsite and was led to the basement where we were shown 3 old fluorescent lights up in the drywall, all controlled by a switch at the bottom of the stairs. We talked about a few options, but ultimately decided if it were to get done the ceiling would get removed so i recommended between 6-8 recess lights for the space, on a dimmer. I wrote up a few options for them and they are going to talk it over and decide whether they want to do that, or a basement remodel through their contractors.
Arrived and the resident gave me a move in inspection from when they first got in the house. I went through it item by item and addressed it in two options, all that could and should be done today, and then a panel quote to not only fix, but upgrade and clean up the whole panel area in general by upgrading it to 400 amps of service, replacing the main panel and installing a secondary main panel as well, splitting the load in the house between the two panels and everything else involved in the process. I wrote that up for the resident and she wants to review it with her husband before proceeding, and the work listed below was what was addressed today. We went through and added bonding to the hot water heater, replaced all the outside outlets and in use covers with all new. We replaced 3 bathroom GFCI’s throughout the home that were either bad, or old. I addressed the open air splices in the attic as well as blank plated all the boxes that needed it. Blanked a 1900 box in the back room,
Arrived onsite and she asked me what all the 89$ inspection could get her. Brenden began upstairs and i began at the panel and we did a full inspection. I found a lack of bonding at the hot water heater, 2 multifeeds in the panel that need correction and put onto 2 2 pole breakers. They need whole home surge protection into the main panel because currently they have none, and all of their smoke detectors were just smoke detectors, and were all out of date. Otherwise, the devices in the home looked pretty good, as well as the main electrical panel. She asked for a discount which i called and asked for, it was granted if she were to buy today but then she went back on herself and decided to try and add work in that was never talked about into that price. In the end, I explained prices are good for 30 days, and confirmed her email for the inspection report to go back to.
Arrived on site. Had resident show me to the area where he wanted the 30 amp rv plug. Discussed different options for that and he asked me to email him those options. Additionally he spoke to us about adding a light on his back porch by his spa area. So i made a option for that as well.
We will replace main 150 amp panel with a new 200 amp panel in its place. Will bring grounding system up to today’s code standards. We will install whole service protection in the main panel Install emergency disconnect on the outside of the home. Will pull electrical permit and coordinate county inspections and power company final tie in.

Installation worked as planned and with his guidance I was able to activate Ring software quickly. Install was done in an hour. I appreciate prompt service as a club member.
