For this job we came out to look at a home the customer just bought. Customer had requests to look for safety as well as relocated a few devices as he reworks the laundry room area. We will be extending dryer circuit to recess the receptacle in wall next to washer and flipping disconnect switch for water system. Additionally, based on lost grounds, cross polarity and backstab wiring, we suggested a whole home re-device. Lastly, we estimated to flip the panel to the exterior as it is not compliant being over a countertop. This includes bringing the electrical up to safety minimum with the installation of an emergency disconnect, surge protection, updating main ground electrode system, cold water bond, hot/cold bond at water heater, and replacing the weatherhead and service cable going into the new 200 A nema 3r outdoor rated panel. For this job, I came out to estimate. Customer requested work being the installation of an exhaust fan in a new location which will include expanding the switch bank from a single gang to a two gang box, pulling the switch leg for the exhaust fan utilizing attic access, running to flex stock through the attic to the vent that will be installed the second story of the home. Installation of two new 2 gang boxes located in back bedroom. We will replace those outlets with GFCI due to outlets not having proper grounding. Boxes are metal and falling out of the wall. Installation of new dedicated circuits for the bedrooms in the loft. We will run two new 20 amp circuits for the A/C shaker units in the windows. Currently room is tied in with living room and back bedroom causing circuit overloading. We will also have to install a small spring board panel for access to run wire.
Below is the work involved to bring the service up to 400 amps and do the additional wiring requested during the walk through. This will be a multi-day project. We plan to isolate the power shutdown to just one of days while we redo the meter to disconnect and reconfigure the trough wiring. We will pull an electrical permit and coordinate county inspections. If the inspector requires any changes outside of this scope of work, it will treated as a change order and separate charges may apply; based on the changes they require. For this job, we were called out for fan wires not getting power. Customer was using a handyman that was using a stick tester as well as turning the wrong switch on.. both switches were functioning properly sending power determined with a multimeter however, given the age of the switches, we suggested to replace them while we were there. We replaced the switches and tied the fan in so the handyman could put the rest of the fan together. Customer says she is selling the home so we communicated a few items we noticed that a home inspector may have her update, customer is waiting to cross that bridge when they get there.
