Case Study: Ellicott City Electrical Repair and Restoration After Water Damage

This service call involved addressing significant electrical damage caused by a burst pipe in a resident's garage. Upon arrival, the homeowner explained that a frozen pipe had burst, and the water had traveled through the garage, damaging several electrical components along the way.

Our technician assessed the situation and found that the water had severely damaged the light and garage door opener outlets. The wiring in the affected areas was compromised, and the circuit needed to be extended with our specialists handling the electrical rewiring carefully. We began by carefully cutting back the damaged wiring and restapling any sections that were accessible and unaffected by the water.

To restore proper functionality and safety, the following steps were taken:

    • Removed the water-damaged receptacle, keyless fixture, and electrical boxes.
    • Cut the wiring back to a point where it was still intact and unaffected by the water damage.
    • Installed a new single-gang nail-on box for the garage door opener outlet and replaced the damaged receptacle with a new TR receptacle.
    • Replaced the old nail-on 8B box, installing a new one where the wiring was unaffected by the water, and wired in a new keyless fixture.
    • Upgraded the garage circuit by installing a Cutler Hammer GFCI/AFCI combo breaker for proper safety coverage.

With the new wiring in place and the circuit properly protected, the garage's electrical system was restored to full functionality, ensuring safety and reliable power moving forward. This case highlights the importance of addressing water damage quickly to avoid further issues with the electrical system.

Case Study: Home Lighting and Ceiling Fan Upgrades for an Ellicott City Home

This electrical upgrade project in a local city focused on enhancing both the lighting and ceiling fans throughout the home. The homeowner wanted to modernize their living spaces with recessed lighting, improve the functionality of ceiling fans, and make a few adjustments to optimize room layouts.

Our technician began by addressing the lighting needs. In both the living room and family room, we installed six new recessed lights in each area. The switch-controlled outlets in both rooms were converted to constant hot, and the recessed lights were wired to new dimmer switches, allowing the homeowner to control the ambiance and light intensity in each space.

In the bedrooms, the project included the following ceiling fan upgrades:

    • The ceiling fan in the master bedroom was removed and replaced with a new customer-supplied, ceiling fan.
    • Similarly, the ceiling fan in the first upstairs bedroom was removed and replaced with a new customer-supplied ceiling fan.
    • The second upstairs bedroom also had its ceiling fan replaced with a new customer-supplied model. Additionally, the fan was moved two feet to the center of the room for better alignment and air circulation.
    • Finally, a new ceiling fan was installed in the hallway room, which was wired from the attic and controlled by a switch. The homeowner provided the new ceiling fan, and we handled all the necessary wiring to ensure safe and efficient operation.

This project was a comprehensive upgrade that brought improved lighting control and comfort to the entire home. It reflects our commitment to delivering high-quality electrical solutions that enhance both functionality and style.

Case Study: Electrical Repairs and Upgrades in a Kitchen in Ellicott City

This electrical service call focused on resolving issues with the wiring for a garbage disposal and kitchen recessed lights. The homeowner had been experiencing ongoing issues with the garbage disposal tripping the breaker, as well as concerns about the functionality of the kitchen’s recessed lighting.

Our technician first addressed the wiring problem at the garbage disposal switch. After making the necessary repairs, we also relocated the customer-supplied dimmer switch to improve accessibility and functionality.

Despite these fixes, if the garbage disposal continues to trip the breaker, we recommended replacing the existing breaker and having the disposal inspected by a qualified technician. This would ensure that the issue is fully resolved and that the system is functioning safely.

Additionally, we performed a thorough check on the wiring for the kitchen’s recessed lights to ensure everything was properly connected and up to code. With the repairs completed and recommendations in place, the homeowner’s kitchen electrical system was restored to optimal performance.

This case highlights our dedication to providing tailored solutions and ensuring that every part of the home’s electrical system is safe and functional.

The reason for today’s visit was to take a look at attic fan venting/aluminum remediation. When we arrived, we met with Mrs. Sandra, who told us that she ahead an insulation contractor out who told her that the exhaust fan ducting was kinked and not allowing the air to flow properly. I went up to the attic to check the venting and found that the exhaust fans we had installed were ducted to new through-roof vents and were straight duct runs to these vents. The old exhaust ducts were left up in the attic, but were disconnected and are not serving any function now. I told Ms. Sandra that the ducts were in good shape, but I did notice that the roofing nails were not only dripping moisture, but were rusted and it seemed to me that there had been moisture coming through for awhile. Throughout the home, there is a mixture of aluminum and copper branch circuits, and the devices that we had already replaced in the master bedroom were some of the few that had been aluminum remediated already and

Today’s visit was for providing a solution for recess lights. The home owner had recess lights in his kitchen and requested to change them to the new wafer style instead of the cans, and in the living room he requested for 8 to be installed. The size of the living room we recommend 6 to be installed instead of 8 because it may be too much light for the size of the room. We wrote up two options for the living room, one was 6 and the other 8. In the kitchen we can reuse the recess can lights by removing the gut of them, and replace them with retro-fits. The living room 2 gang junction box is framed in with wood on both sides, so we can’t install a 3 gang, so we will install a smart switch on the other side of the wall, and install the Caseta smart remote there.

Ray Garnett was very thorough and provided exceptional service. He looked at everything, discussed his plan, and provided an estimate with 3 alternatives at different price points. He started work the same day after I selected the alternative and provided approval. He needed to order a part and came back out 2 weeks later to finish the installation of the new attic exhaust fan. I tried for more than 2 years to get an estimate to replace the attic exhaust fan with several contractors to include different electricians, roofers, and construction contractors. I met with each of them and they looked at the attic space, but they never gave an estimate or returned a phone call. Haas & Sons Electric Inc. was different. They asked what type of work I wanted to have done when I scheduled the appointment and were flexible to work with my schedule. And when Ray came out he was very knowledgeable and professional and started to do the work the same day. I will definitely use Haas and Sons for my next project and request Ray to do the work.

Ian came by promptly and did a very fast job. He was friendly and courteous, and fixed our electrical issue quickly and competently. I can happily recommend Haas and Sons Electric.

I feel I was ripped off. Results not as expected. Price was out of reason and common sense. Won't ever use this company again nor recommend the company. The technician spent time, unsolicited, trying to sell me on replacing my electrical panel for over $10K

Response from Haas & Sons Electric Inc.:

We're sorry to hear that you were disappointed with your experience. Our goal is never to pressure anyone into work they do not want or need, and we certainly never want a customer to feel taken advantage of. Regarding the lighting project, the work performed included supplying and installing commercial-grade RAB motion-sensing security lighting, installing a new dedicated circuit for the motion light, and replacing two additional exterior light fixtures. We choose RAB lighting because of its reliability and industry-leading warranty, which provides homeowners with a long-term solution rather than a temporary fix. During our visit, our technician also observed that your home has a Zinsco electrical panel. While we understand you did not call us specifically about the panel, we believe homeowners should be informed when we identify a potentially significant safety concern. Zinsco panels have a well-documented history of breaker failures, overheating, and breakers that may fail to trip during electrical faults. Because of those known concerns, our technicians are trained to bring them to a homeowner's attention so they can make an informed decision about their home's electrical safety. The recommendation was exactly that—a recommendation. There was no obligation to move forward, and many customers appreciate being made aware of potential hazards they may not have known existed. We respect your decision not to proceed with any additional work and appreciate the opportunity to have served you. We wish you the very best moving forward.
