The reason for today’s visit was to conduct the annual VIP maintenance inspection. When I arrived, I met with Mr. Tom, who showed me to the main electrical panel in the kitchen. We had replaced the panel in 2022 and it is in great condition. I checked the tightness of all connections, performed thermal scans, and checked the rest of the home’s devices (switches & receptacles) which had also been replaced in 2022. The switches/receptacles were pigtailed throughout and none were loose. I checked the smoke/CO detector, which did not have an installation date marked, but was manufactured in 2018. While in the water heater utility closet, I noticed a lack of disconnect for the water heater, as well as a ground bonding jumper to connect the metallic piping systems in the home, which I brought up to Mr. Tom. He also asked me today about separating the bathroom GFCI from the bedroom/living area circuit, which I’ve provided a solution for. Today, I’ve installed a new water heater disconnect and

The reason for today’s visit was to take a look at smoke detectors that were not working properly. When I arrived, I met with Ms. Charmain, who showed me the smoke detector in the living area of the home. She said that she had gotten it installed about 3 years ago, and it has been nuisance alarming in the early morning several times over the last few weeks. The structures in the home are the discontinued kidde models, which were blinking the error code indicating a fault of the sensor. I provided solutions for the replacement of the detectors and installed two BRK smoke/co detectors in the common areas of the home. The detectors have been tested and are working well. - Installation of two hardwired 120V 10-year battery backup smoke/carbon combo detectors in the common areas of the home - Detectors installed supplied by Haas & Sons and come with a 5-year company provided replacement warranty (manufacturer has 10-year warranty)
The reason for today’s visit was to provide a solution to install three customer-supplied bathroom exhaust fans. When I arrived, I met with Mr. Fred, who showed me the fans & the bathrooms in the home. He also asked me to take a look at a light downstairs which was not working. When I bypassed the dimmer at the top of the stairs that controlled the light (only switch to control fixture), the light came back on. This indicated that the dimmer was bad, and I let Mr. Fred know that i could include that in the solutions. I provided solutions for all three bathroom exhaust fans replacements, as well as to replace the switches/receptacles in each of the restrooms due to age/wear. The bathroom devices were declined at this time, but I have completed all work listed below. All fans have been tested as well as the dimmer and everything is working properly. - Removal and replacement of non-functioning stair dimmer switch - Removal and replacement of three customer-supplied bathroom exhaust fan
The reason for today’s visit was to take a look at an EV Charger receptacle inside of a garage that needed to be relocated to the exterior of the home. When I arrived, I met with Mr. Asher, who showed me the circuit in the garage. The home has its main electrical panel in the garage, but I noticed a lack of whole-home surge protection when I opened the panel. While discussing his needs for the charger, I suggested disconnecting the original EV circuit on both ends of the circuit, but leaving the wiring in place, so that the drywall of the garage did not have to get removed to reuse the wiring. Using the original 50A GFCI breaker, I would install the Weather-Resistant & Locking enclosure to the left of the garage entry and re-run the wiring to the new enclosure around the corner of the interior garage wall. (cutting drywall for access in the corner and replacing the sections once complete. We did discuss that the drywall would not be patched/painted. This would allow for the plug to be
